For international clients, we also cover core differences in how the U.S. housing system works, including ownership structures, lending norms, homeowners associations, inspections, and closing processes. The outcome is a shortlist of areas that align with how you live, not just what you can afford.
3. Structured Home Search
Once we have defined your target neighborhoods, I curate and refine a list of properties that fit your criteria and provide context for each option: recent comparable sales, micro-trends in the area, construction quality considerations, and relevant local factors that might not appear in online listings.
For cross-country and international clients, this includes detailed video walkthroughs and, when useful, narrated drives through the surrounding streets so you can understand the feel of the area from a distance.

Depending on your location and stage of the move, touring can be fully virtual, fully in person, or a hybrid. During tours, I pay close attention to natural light, surrounding noise, building quality, street dynamics, and practical details such as parking and access.
We also test real commute routes and examine walkability and local amenities so you have a realistic picture of daily life in each option.

Offer strategy is built on current market data, neighborhood-specific trends, your timing, and your level of comfort around competition. We discuss possible structures, contingencies, and negotiation levers in plain language so you can choose a path that suits you.
For international buyers, I provide additional guidance on proof-of-funds formatting, documentation expectations, and coordinating timelines across time zones.

I coordinate a trusted network of inspectors, lenders, attorneys (where needed), and contractors. You receive clear summaries of inspection findings, options for repairs or credits, and realistic cost expectations so you can make informed decisions without being overwhelmed by detail.
